East of the subject property is undeveloped property <br />zoned RS -3 and a warehouse, undeveloped land and three <br />single-family dwellings zoned CL, Limited Commercial District. <br />South of the subject property, across Oslo Road, is a <br />single-family subdivision being developed and undeveloped land <br />zoned RS -3. West of the subject property is Tippin Landscaping <br />Service and Vero Mini Storage zoned CH, Heavy Commercial <br />District. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the north 600 feet of the <br />subject property (proposed for rezoning from RMH-6 to RS -3) as <br />LD -1, Low -Density Residential 1 (up to 3 units/acre). The <br />proposed :.RS -3 zoning is consistent with the LD -1 land use <br />designation and the existing RS -3 zoning that surrounds this part <br />of the subject property on three sides. The Comprehensive Plan <br />designates the south 700 feet of the subject property (proposed <br />for rezoning -from RMH-6 and RM -3 to RM -6) as part of the Oslo <br />Road MXD, Mixed -Use District (up to 6 units/acre). The proposed <br />RM -6 zoning is consistent with the MXD land use designation. <br />Transportation System <br />The subject property has direct access to Oslo Road (classified <br />as an arterial street on the County's Thoroughfare Plan). The <br />maximum development of the subject property under the proposed <br />RS -3 and RM -6 zoning could generate up to 735 average annual <br />daily trips (AADT). Oslo Road currently carries approximately <br />4,000 AADT with a level -of -service "C" capacity of 13,100 AADT. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />Utilities <br />A County watermain runs along the northside of Oslo Road.
