Shearer, REFERENCES: <br />Chief, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of December 16, 1986. <br />DESCRIPTION & CONDITIONS <br />Gordon Nutt, the owner, is requesting to rezone approximately .06 <br />acres located on the south side of County Road 510 (Wabasso Road) <br />and the east side of State Road A -1-A from RM -6, Multiple -Family <br />Residential District (up to 6 units/acre) to CG, General <br />Commercial District. <br />The subject property is part of a larger parcel of land which has <br />received conditional site plan approval for a resort hotel. <br />On November 13, 1986, the Planning - and Zoning Commission voted <br />6 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is currently undeveloped. North of the <br />subject property are two commercial buildings and the Wabasso <br />Beach Park zoned CN, Neighborhood Commercial District. Further <br />north, is Summerplace Subdivision consisting of vacant lots and <br />single-family dwellings zoned RS -6, Single -Family Residential <br />District (up to 6 units/acre). East and southeast of the subject <br />property is the undeveloped site of the proposed resort hotel and <br />part of the Wabasso Beach Park zoned CG. West of the subject <br />property, across S.R. A -1-A, is undeveloped land zoned RM -6. <br />Northwest of the subject property are two vacant lots zoned CN, <br />and single-family residences and vacant lots in Summerplace <br />Subdivision zoned RS -6. Further west is Oceanaire Heights <br />subdivision which contains duplexes, single-family residences and <br />vacant lots zoned RT -6, Two -Family Residential District. <br />Future Land Use Pattern <br />The Comprehensive Plan designates a 25 acre tourist/ commercial <br />node at the intersection of State Road A -1-A and County Road 512. <br />Currently, there are approximately 19 acres of commercially -zoned <br />land in this node. The land surrounding the node area is <br />designated as LD -2, Low -Density Residential 2 (up to 6 <br />units/acre). <br />62 <br />
