DEC 10, 1986 BOOK 6 k 793 <br />F'�: u C <br />Chief Planner Shearer explained that the small triangular <br />configuration of this property is due to its being part of a <br />government lot, which government lot line runs straight north and <br />south and bisects A -I -A. This triangle is the only part of the <br />government lot which is east of A -I -A, and when the undeveloped <br />land west of A -I -A was rezoned to RM -6, it was done based on the <br />government lot line description, which inadvertently included the <br />little triangle east of A -I -A. <br />Commissioner Bowman wished to know if neighborhood commer- <br />cial wouldn't allow a parking lot, and Chief Planner Shearer <br />explained that this parking lot is an accessory use to a hotel <br />and hotels are not allowed in neighborhood commercial zoning <br />districts. <br />Attorney Chuck McKinnon with the law firm of McKinnon, <br />Stewart 6 Nall, came before the Board representing Gordon Nutt, <br />owner of the subject property. He stressed that the property, <br />because of its size and shape, cannot be used for anything unless <br />it is used in conjunction with the other property owned by Mr. <br />Nutt, and, therefore, unless the rezoning is granted, the <br />property will, in effect, have no use whatsoever. <br />Commissioner Bowman inquired the exact dimensions of the <br />property, and Planner Shearer believed the longest dimension is <br />about 100'. <br />Chairman Scurlock believed the key to the issue is that by <br />rezoning consistent with the land, it can count in all the <br />density calculations. <br />Commissioner Bowman asked if Mr. Nutt is lacking parking and <br />Commissioner Bird felt he just wants to tie this land in with his <br />other property so that it is usable. <br />Attorney McKinnon confirmed that they just want to add two <br />parking spaces there. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />64 <br />
