Node/DAVE <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of January 13, 1987. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the 50 acre commercial node located at the County <br />Road 510/County Road 512 intersection. <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the text of the land use element of the Compre- <br />hensive Plan, which provided for establishing node boundaries for <br />each of the nodes as generally depicted on the land use map, and <br />described in the text of the land use element of the Comprehen- <br />sive Plan. <br />On November 21, 1985, the Planning and Zoning Commission voted <br />4-0 to recommend approval of boundaries for this node. On <br />December 18, 1985, the Board of County Commissioners tabled <br />action on this request pending formal notification of all sur- <br />rounding property owners. In Janauary of 1986, a Comprehensive <br />Plan Amendment Application was submitted to enlarge this node to <br />85 acres. On July 29, 1986, the Board of County Commissioners <br />denied this request to amend the Comprehensive Plan. However, <br />after reexamining the situation it was found that some additional <br />property could be included in the node due to the quantity of <br />additional right-of-way which would eventually be acquired from <br />within the boundaries currently proposed. <br />On December 11, 1986, the Planning and Zoning Commission voted <br />7 -to -0 to recommend- that the Board of County Commissioners <br />approve the proposed boundaries as presented herein. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the factors used to determine the <br />proposed node boundary is presented. The analysis includes a <br />description of the current and future land uses of the node, as <br />well as physical and environmental considerations. <br />The proposed boundary for the County Road 510/County Road 512 <br />node was prepared based on the following criteria: <br />1. The general description and size constraint of the node, <br />as described in the text of the land use element; <br />2. The existing land use in the general area of the node; <br />3. The existing zoning pattern; <br />4. Physical -considerations; <br />5. Environmental constraints; and <br />6. Access to the transportation network. <br />50 <br />
