DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the five (5) acre commercial node located at the <br />.intersection of C.R. 510 and 62nd Avenue. <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the text of the Land Use Element of the <br />Comprehensive Land Use Plan which provided for establishing <br />.boundaries for each of the nodes as generally described in the <br />text of the Land Use Element of the Comprehensive Plan. <br />On July 29, 1986, the Board of County Commissioners adopted an <br />amendment to the text of the Land Use Plan which established a 5 <br />acre Copmercial Node at the intersection of C.R. 510 and 62nd <br />Avenud , <br />On December 11, 1986, The Planning and Zoning Commission voted <br />7 -to -0 to recommend that the Board of County Commissioners <br />approve the proposed boundaries as presented herein. <br />ALTERNATIVES.& ANALYSIS <br />The proposed boundaries of the C.R. 510/62nd Avenue Commercial <br />Node were prepared based on the following criteria: <br />1) The general description and size constraint of the node <br />as described in the text of the Land Use Element; <br />2) The existing commercial uses within the general area of <br />the node; <br />3) The existing zoning patterns; <br />4) Property boundaries; <br />5) Traffic considerations; <br />6) Environmental considerations. <br />All of the nodes are generally described in the Comprehensive <br />Plan. The C.R. 510/62nd Avenue Commercial Node is described as: <br />"A five (5) acre commercial node is located on the south <br />side of C.R. 510 between 62nd and 64th Avenues." <br />All of the property proposed for inclusion in the node is zoned <br />CL, Limited Commercial District. The proposed node boundaries <br />follow property lines and the existing commercial zoning district <br />boundaries in all cases. <br />Existinq Land Use Pattern <br />The lard within the proposed node boundary contains a gasoline <br />sales and convenience store, a mobile home,. two single-family <br />homes, Lee's Pool Hall, the Roberson hotel, the Friendly Kitchen, <br />the Blue Heron Bar, a Masonic Temple, and vacant land. The <br />property south of the proposed rode contains single-family <br />residences and vacant land. The property to the north, across <br />C.R. 510, consists of vacant land and single-family residences. <br />To -the east are single-family residences and citrus groves. To, <br />the northeast is the Lows Park Subdivision, to the northwest is <br />the Whitefield Subdivision. To the west is a church on the <br />southwest corner of C.R. 510 and 64th Avenue and the Old Douglas <br />school. <br />5 9 on <br />JA1 <br />1997 BOOK Ft,r <br />
