JAW 1 K233d 600 . <br />Future Land Use Pattern <br />The Comprehensive Plan designates the land north of C.R. 510 as <br />LD -2, Low -Density Residential 2 (up to 6 units/acre). The land <br />south, west and east of the subject property is designated as <br />LD -1, Low -Density Residential 1 (up to 3 units/acre). Further... <br />west, across 66th avenue, the land is designated as RR -1, Rural <br />Residential 1 (up to .4 units/acre). <br />Transportation System <br />County Road 510 is designated as an arterial street on the <br />County's Thoroughfare Plan; 64th, 63rd, and 62nd Avenues are <br />classified as local streets. <br />Environment <br />The node area is not designated as environmentally sensitive nor <br />is it in a flood prone area. <br />Utilities <br />County water and wastewater <br />available in this area. - <br />RECOMMENDATION <br />facilities are not currently <br />Based on the above analysis, and the recommendation of the <br />Planning and Zoning CommissionJstaff recommends that the Board of <br />County Commissioners approve the boundaries for the 5 acre <br />Commercial Node on the south side of County Road 510 between 62nd <br />and 64th Avenues as presented herein, and that the Board <br />authorize the Chairman of the Board of County Commissioners to <br />affix his signature to the ordinance attached hereto (attachment <br />4) . <br />Chairman Scurlock opened the Public Hearing and asked if <br />anyone wished to be heard in this matter. There were none. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Bird, the Board unanimously closed <br />the Public Hearing. <br />Commissioner Bowman asked how the intersection of Kings <br />Highway and CR -510 (Wabasso Road) is zoned, and if 58th Avenue <br />(Kings Highway) is going to extend north of that intersection. <br />Richard Shearer, Chief of Long -Range Planning, advised that <br />the northeast corner is zoned CL;.the southeast corner is zoned <br />the southwest corner is zoned RS -3; and the northwest <br />corner is zoned RM -6. Although Kings Highway is not on the <br />20 -year program, it is projected to extend north of Wabasso Road. <br />60 <br />
