DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the fifteen (15) acre commercial node located at <br />the intersection of 43rd Avenue and 1st Street S.W. <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to 'the text of the Land Use Element of the <br />boundaries for each of the nodes as generally described in the <br />.text of the.Land.Use Element of the Comprehensive Land Use Plan. <br />On July 29, 1986, the Board of County Commissioners adopted an <br />amendment to the text of the Land Use Plan which designated a <br />node at the intersection of 43rd Avenue and 1st Street*S.W. <br />On December ll, 1986, the Planning and Zoning Commission voted <br />7 -to -0 to recommend that the Board of County Commissioners <br />approve the proposed boundaries as presented herein. <br />ALTERNATIVES & ANALYSIS <br />The proposed boundaries of the 43rd Avenue/1st Street S.W. <br />Commercial Node were prepared based on the following criteria: <br />1. The general description and size constraint of the node <br />as described in the text of the Land Use Element; <br />2. The existing commercial uses in the general area of the <br />node; <br />3. The existing zoning pattern; <br />4. Property boundaries; <br />5. Traffic considerations; and <br />6. Environmental considerations. <br />All of t. nodes are generally described in the Comprehensive <br />Plan. Tha 43rd Avenue/1st Street S.W. Commercial Node is <br />described as: <br />"A fifteen (15) acre commercial node is located at the <br />intersection of 43rd Avenue and 1st Street S.W." <br />All of the property proposed for inclusion in the node is zoned <br />CG. The proposed node boundaries follow the property lines or <br />the existing commercial zoning district boundaries in all cases. <br />Existing Land Use Pattern <br />The existing land uses are as follows: <br />At the southwest corner of the 43rd Avenue and 1st Street S.W. <br />intersection is the 43rd Avenue Plaza. Immediately north across <br />1st Street, S.W., on the east side of 43rd Avenue is <br />approximately 3.5 acres of vacant property, the Meadows Country <br />Square containing professional offices, and accessory apartments, <br />another vacant parcel, Don's Import Auto Service, approximately - <br />1.8 acres of vacant property and the Moose Lodge. <br />Along the west side of 43rd Avenue from the intersection of 43rd <br />Avenue and 2nd Street and running south are the Trading Post, <br />Steve's Building Company, an assortment of commercial trades and <br />services,. and vacant property. From the intersection of 43rd <br />Avenue and 1st Street going south are vacant property, an <br />assortment of retail business, and 4 mobile homes (existing <br />non -conforming uses). <br />67 <br />JAN 13.19 7BOOK 6FAA 915 <br />L <br />
