r SAN 13 1987 <br />1' -7 <br />BOOK Csi F,1br.9.! 6 <br />To the west of the above described commercial properties is <br />Stevens Park, a single-family subdivision zoned RS -6, <br />Single -Family Residential District. To the north are single- <br />family homes and vacant properties zoned RS -3, Single -Family <br />Residential District. To the east is vacant property and a <br />predominately undeveloped single-family subdivision zoned RS -6. <br />To the south is mostly vacant properties and some single-family <br />housing zoned RS -6. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the land west of 43rd Avenue as <br />LD -1, Low -Density Residential 1 (up to 3 units/acre). The land <br />east of 43rd Avenue is designated as LD -2, Low -Density <br />Residential 2 (up to 6 units/acre). <br />Currently the 43rd Avenue/lst Street S.W. intersection area <br />contains approximately fifteen (15) acres of property zoned CG, <br />General Commercial District. The approximate acreage by use is <br />as follows: <br />7.8 acres commercial <br />6.7 acres vacant zoned CG <br />.5 acres mobile home zoned CG <br />Transportation System <br />The County's Thoroughfare Plan designates 43rd Avenue as a <br />primary collector, and 1st Street Southwest as a secondary <br />collector. 1st and 2nd Streets are classified as local streets. <br />Environment <br />The node area is not designated as environmentally sensitive nor <br />is it in a flood prone area. <br />Utilities <br />At present the area is serviced by a water main along 43rd <br />Avenue. <br />RECOMMENDATION <br />Based on the above analysis, and the recommendation of the <br />Planning and Zoning Commission, staff recommends that the Board <br />of County Commissioners approve the the proposed boundaries of <br />the 15 acre commercial node at the intersection of 43rd Avenue <br />and 1st Street S.W. as presented herein, and authorize the <br />Chairman of Board of County Commissioners to affix his signature <br />to the ordinance attached hereto (attachment 4). <br />The Chairman opened the Public Hearing and asked if anyone <br />wished to be heard in this matter. There were none. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Bird, the Board unanimously closed <br />the Public Hearing. <br />68 <br />
