COMMERCIAL ASPECTS: <br />By their very nature, beach clubs and country clubs in their <br />operation take on certain "commercial" characteristics, usually in <br />the form of food and beverage service to members. The proposed <br />Project contains a small dining room with a seating capacity of <br />approximately 120 people. (John's Island has capacity for <br />approximately 470 people.) In addition, there will be a small <br />outside snack serving members utilizing the beach and pool. It <br />must be kept in mind that this is a "members only" club. <br />Membership initiation fees will range from $7,000.00 (Grand Harbor <br />Club) to $25,000.00 (River Club). In addition, members will be <br />subject to assessment for annual dues. The Beach Club is an <br />amenity for its members and it is not intended to operate at a <br />profit in and of itself. This is a far cry from running a general <br />commercial operation open to the public. It is also substantially <br />less commercial than the Sea Oaks project which presently offers <br />memberships for as low as $250.00, annually, to non-resident <br />owners. Under the present membership plan, to qualify, members <br />must be residents of one of the Schaub Communities. No <br />non-resident memberships are anticipated. Schaub Communities is <br />willing to accept a condition that would require a minimum <br />membership contribution of $7,000.00 per membership. <br />8. SPECIAL EXCEPTION APPROVAL PROCESS: <br />Some concern has been expressed that this Beach Club <br />facility is somehow different from comparable facilities (Sea Oaks <br />and John's Island) since it does not serve an adjacent residential <br />development. The fact is, that were it connected with an adjacent <br />development, it would likely be considered accessory and would not <br />require special exception approval. The special exception <br />approval is uniquely designed to accommodate this type of project. <br />The Beach Club is located between <br />projects known as Baytree - and The <br />represent an existing investment of <br />Because of the proximity of the Beacl <br />residents of these two developments are <br />users of the Beach Club. <br />9.
