no question that what is proposed will adversely affect him and <br />the entire neighborhood. <br />Frank Kahn, 7000 20th St., questioned just what comprises a <br />community, how large is it, and whether the community should <br />dictate what should happen in the entire area. If they didn't <br />want this developer to come in, why didn't they just buy the <br />property? He agreed there are beautiful estates there, but did <br />not feel the proposed site plan will affect them at all. Mr. <br />Kahn felt we need growth in the county. <br />Lee Emerick, 48th Avenue, noted that the Rosewood area <br />is one of the most desirable in that part of the county, and <br />there are many other areas more suitable for the proposed type of <br />development. The fact that they meet the minimum requirements <br />overlooks the fact that they will affect the community adversely, <br />and Mr. Emerick felt the issue is whether the area is to be <br />downgraded or maintained as highly desirable as it is. He <br />requested that the county accept the P&Z Commission's finding <br />that this is adverse to the best interests of the community and <br />deny the application. <br />Fred Young of 50th Court wished the Board to know that there <br />are people who live off Rosewood Rd, who are just as opposed to <br />RS -3. Mr. Young believed one walled community in the area could <br />lead to a series of walled communities and asked if the Board is <br />concerned for the losses of the individual owners or the loss for <br />the developer. <br />It was determined that no one further wished to be heard, <br />and the Chairman declared the public hearing closed. <br />Commissioner Wheeler stated that he would like to move for <br />denial of the subdivision because he did believe it adversely <br />affects the neighborhood. He felt the county made a mistake <br />sometime ago when this was rezoned to RS -6; there was a loophole; <br />and the developer saw an opportunity. Commissioner Wheeler also <br />felt the traffic is a problem, especially with Ryanwood Shopping <br />Center now on 58th Avenue and the other potential growth in the <br />63 NOOK 6 7E.r`3-.7' <br />
