Boudreaux REFERENCES: <br />Staff Planner, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of March 3, 1987. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the six -hundred and fifty (650) acre <br />Commercial/ Industrial Node located at the intersection of I-95 <br />and S.R. 60. <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the text of the Land Use Element of the <br />Comprehensive Plan which provided for establishing boundaries for <br />each of the nodes as generally described in the text of the Land <br />Use Element of the Comprehensive Plan. <br />On July 29, 1986, the Board of County Commissioners adopted an <br />amendment to the text of the Land Use Plan which enlarged the <br />I-95/S.R. 60 Commercial/ Industrial Node from 550 acres to 650 <br />acres. <br />On January 22, 1987, the Planning & Zoning Commission voted <br />7 -to -0 to recommend approval of the proposed boundaries. Also, <br />the Commission approved a motion to consider the property located <br />generally southwest of the intersection of I-95 and S.R. 60 for <br />inclusion in the node at a future date. <br />ALTERNATIVES & ANALYSIS <br />The proposed boundaries of the I-95/S.R. 60 Commercial/Industrial <br />Node were prepared based on the following criteria: <br />1. The general description and size constraint of the node <br />as described in the text of the Land Use Element; <br />2. The existing commercial and industrial uses in the <br />general area of the node; <br />3. The existing zoning pattern; <br />4. Property boundaries; <br />5. Traffic considerations; and <br />6. Environmental considerations. <br />
