The I-95/S.R. 60'Commercial/ Industrial Node is described in the <br />Comprehensive Plan as follows: <br />"This is a commercial/industrial node containing six hundred <br />and fifty .(650) acres". <br />The property proposed for inclusion in the node is zoned either <br />CL, Limited Commercial District; CG, General Commercial District; <br />CH, Heavy Commercial District; or IL, Light Industrial District. <br />The proposed node boundaries follow property lines and zoning <br />district boundaries. <br />Existing Land Use Pattern <br />The two areas zoned CL, Limited Commercial District, include a <br />banking facility, and a convenience store located east of 82nd <br />Ave. and a small retail shopping plaza and a motel located north <br />of State Road 60. <br />The following are some of the existing uses found in the large <br />node area along S.R. 60 zoned CG, General Commercial District: an <br />aluminum sales building, a mobile home window sales shop, a truck <br />stop, a convenience store, two motels, several service stations, <br />and several parcels of vacant land. <br />The two areas in the node zoned CH, Heavy Commercial District, <br />are occupied by fruit packing facilities and a future commercial <br />park. <br />There are also several industrial establishments located in the <br />IL, Light Industrial District, including the Pine Tree Industrial <br />Park, east of I-95 and the M.A. Ford Co., and Rampmaster located <br />west of 98th Avenue. <br />Transportation System <br />The I-95 and S.R. 60 node boundary is located at the intersection <br />of the major east -west highway in the County and one of the major <br />north -south highways. The node has primary access on I-95 and <br />S.R. 60 (both are designated as• arterials on the County's <br />Thoroughfare Plan). The node also has secondary access on 82nd <br />Avenue and 98th Avenue (both classified as primary collectors) <br />and on 16th Street and 90th Avenue (classified as secondary <br />collector streets). <br />Environment <br />The node area is not designated as environmentally sensitive. <br />The major part of the node is not located in a flood -prone area. <br />However, one exception is approximately 840,000 square feet <br />(19.28 acres) of area located generally west of I-95 which is in <br />Flood Zone A. <br />Utilities <br />Water and sewer facilities are presently available for the node <br />area east of I-95. There are no current plans to continue these <br />facilities west of I-95. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning & Zoning <br />Commission's recommendation, staff recommends approval of the <br />proposed I-95 and S.R. 60 node boundary. <br />MAR 3 1987 43 <br />BOOK 67 ft�� E 4 9S <br />
