Shearer, AICP INTERSECTION OF 510 AND <br />1C�''If Chief, Long -Range Planning U.S. #1. <br />FROM: Cherylene Boudreaux 461� REFERENCES: <br />Staff Planner, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of March 10, 1987. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the one -hundred twenty (120) acre <br />Commercial/Industrial Node located at the intersection of U.S. #1 <br />and C.R. 510 (Wabasso Road). <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the text of the Land Use Element of the <br />Comprehensive Plan which provided for establishing boundaries for <br />each of the nodes as generally described in the text of the Land <br />Use Element of the Comprehensive Plan. <br />On July 29, 1986, the Board of County Commissioners adopted an <br />amendment to the text of the Land Use Plan which decreased the <br />C.R. 510/U.S. #1 Commercial/Industrial Node from 150 acres to 120 <br />acres. <br />On January 22, 1987, The Planning and Zoning Commission tabled <br />action on this request until their first meeting in February in <br />order for the staff to reconsider including Blocks 4 and 9 of <br />Weona Park Subdivision. Some property owners in Block 4 wanted <br />to be deleted from the staff's proposed boundary of the node and <br />the owner of Block 9 asked to be included in the node.. <br />On February 12, 1987, The Planning and Zoning Commission voted <br />7 -to -0 to approve this node boundary excluding Block 4 of Weona <br />Park Subdivision and including Block 9 of Weona Park Subdivision. <br />ALTERNATIVES & ANALYSIS <br />The proposed boundaries of the C.R. 510/U.S. #1 Commercial/ <br />Industrial Node were prepared based on the following criteria: <br />1. The general description and size constraint of the node <br />as described in the text of the Land Use Element; <br />2. The existing commercial uses in the general area of the <br />node; <br />3.
