NEAR 10 M7 BOOK 67 F.`G�(_ 5 <br />All of the nodes are generally described in the Comprehensive <br />Plan. The C.R. 510/U.S. #1 Commercial/Industrial Node is <br />described as: <br />"A one hundred twenty (120) acre commercial/industrial node <br />is located at the intersection of C.R. 510 and U.S. #1." <br />All of the property proposed for inclusion in the node is zoned <br />either CL, Limited Commercial District; CRVP, Commercial <br />Recreational Vehicle Park; CH, Heavy Commercial District; OCR,' <br />Office, Commercial, Residential District; IL, Limited Industrial <br />District; or A-1, Agricultural District. The proposed node <br />boundaries follow property lines and the existing <br />commercial/industrial zoning district boundaries in most cases. <br />After the Planning and Zoning Commission considered this request <br />on January 22nd, the staff reevaluated the node boundary to <br />determine whether or not block 4 of Weona Park Subdivision should <br />be deleted from the node and whether or not block 9 should be <br />included. Currently, block 4 consists of several residences and <br />block 9 consists of a single-family residence and a citrus grove. <br />After reevaluating this area, staff recommended that block 4 of <br />Weona Park Subdivision should be deleted from the node based on <br />the existing land use pattern especially the fact that block 4 <br />consists of only residential uses. Staff still feels that block <br />9 should not be included in the node at this time because of the <br />existing land use pattern and because block 4 lies between block <br />9 and the major part of the node. <br />Existing Land Use Pattern <br />In the area that is zoned CRVP, Commercial Recreational Vehicle <br />Park District, located in the northeastern part of the node, <br />there is an existing K.O.A. Campground facility. <br />In the CL, Limited Commercial District, there are existing <br />service stations, convenience stores, restaurants, realtors <br />offices, retail shops, an auto parts store, an animal medical <br />clinic and other similar limited commercial uses. <br />Along U.S. Hwy. #1 in the southern portion of the node is an area <br />zoned OCR, Office, Commercial and Residential District. In this <br />district there is a mixture of single-family residences, a health <br />care registry office and several vacant parcels of property. <br />The property located west of U.S. Highway #1 which is zoned CH, <br />Heavy Commercial District, is occupied by service stations, fruit <br />packing facilities and mini -storage facilities. <br />In the area zoned IL, Light Industrial District, which is located <br />north of C.R. 510 and west of the F.E.C. Railroad tracks, there <br />is an existing auto repair shop and fruit juice extraction <br />facility. Also, there is an area in the node zoned A-1, <br />Agricultural District, located south of C.R. 510 and west of the <br />F.E.C. Railroad tracts. <br />Transportation System <br />The C.R. 510/U.S.#1 Commercial/Industrial Node has primary access <br />on U.S. Highway #1 and C.R. 510 (85th Street) (both designated as <br />arterials on the County's Thoroughfare Plan). The node also has <br />secondary access on Old Dixie Highway (classified as a secondary <br />collector street) and 87th street and 55th Avenue (classified as <br />a local streets). <br />Environment <br />The node area is not designated as environmentally sensitive. <br />The major part of the node is not in a. -flood-prone area; except <br />for approximately 7.46 acres located in the northeastern part of <br />the node which is in an A-9 flood zone (Elevation 8). <br />39 <br />
