DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the 65 acre tourist commercial node located on the <br />west side of the Indian River and south of the North Relief <br />Canal. <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the. text of the Land Use Element of the <br />Comprehensive Plan which provided for establishing boundaries for <br />each of the nodes as generally described in the text.of the Land <br />Use Element of the Comprehensive Plan. <br />On October 23, 1985, the Board of County Commissioners adopted an <br />amendment to the text of the Land Use Element of the <br />Comprehensive Plan which established a 65 acre tourist commercial <br />node located on the west side of the Indian River at its <br />approximate intersection with 49th Street. At this time, the <br />Commission also rezoned 60.73 acres at this location to,CG, <br />General. Commercial District, to accommodate a marina for the <br />Grand Harbor Development. <br />On October 14, 1986, the Board of County Commissioners voted <br />5 -to -0 to rezone 58.39 acres located on the west side of the <br />Indian River and south of the North Relief Canal from RM -6, <br />Multiple -Family Residential District (up to 6 units/acre) and <br />RS -6, Single -Family Residential District (up to 6 units/acre) to <br />CG, General Commercial District, and to rezone 60.73 acres, <br />located immediately south of the 58.39 acre parcel from CG to <br />RM -6. These rezonings were done to provide a more efficient land <br />use pattern within the overall development plan for Grand Harbor. <br />On February 12, 1987, the Planning and Zoning Commission voted <br />7 -to -0 to recommend approval of the proposed boundaries for the <br />Grand Harbor Tourist/Commercial Node. <br />ALTERNATIVES & ANALYSIS <br />The proposed boundaries of the Grand Harbor Tourist/ Commercial <br />Node were prepared based on the following criteria: <br />1. The general description and size constraint of the node <br />as described in the text of the Land Use Element; <br />2. The existing commercial uses in the general area of the <br />node; <br />3. The existing zoning pattern; <br />4. Property boundaries; <br />5. Traffic considerations; <br />6. Environmental considerations. <br />All of the nodes are generally described in the Comprehensive <br />Plan. The Grand Harbor Tourist/Commercial Node is described as: <br />A sixty-five (65) acre tourist/commercial node is located <br />on the west side of the Indian river at its approximate <br />intersection with the 49th Street extension." <br />All of the property proposed for inclusion in the node is zoned <br />CG, General Commercial District, and is part of the Grand Harbor <br />Development of Regional Impact. <br />WAR 2 4.6987 58 Bou 67 P�k,UE 707 <br />
