Kdat1V'g4_"__Ar9PCULTURAL DISTRICT, TO <br />Community & Devlelopm46nt Director RS -1, SINGLE-FAMILY <br />RESIDENTIAL DISTRICT <br />`FRCMkiccha d Shearer AICP REFERENCES: <br />Chief, Long -Range Planning <br />fischer request <br />curdev (vh) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 14, 1987. <br />DESCRIPTION & CONDITIONS <br />Eric Fischer, an agent for Henry Fischer, the owner, is re- <br />questing to rezone approximately 30 acres located on the west <br />side of Roseland Road, east of the Sebastian River, and approxi- <br />mately one mile north of County Road 512 from A-1, Agricultural <br />District (up to 1 unit/5 acres) to RS -1, Single -Family Residen- <br />tial District (up to 1 unit/acre). <br />On February 26, 1987, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is undeveloped. North of the subject <br />property are single-family dwellings on large tracts of land and <br />undeveloped land zoned RS -1. East of the subject property, <br />across Roseland Road, are single-family dwellings and vacant lots <br />zoned RS -6, Single -Family Residential District (up to 6 units/ <br />acre), and duplexes and vacant lots zoned RM -6, Multiple -Family <br />Residential District (up to 6 units/acre). South of the subject <br />property is undeveloped land zoned A-1. Further south, is a <br />single-family subdivision in the City of Sebastian. West of the <br />subject property is undeveloped land zoned A-1 and the Sebastian <br />River. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and the <br />land north, south and west of it as RR -2, Rural Residential 2 (up <br />to 1 unit/acre). The land east of the subject property, across <br />Roseland Road, is designated as LD -2, Low -Density Residential 2 <br />(up to 6 units/acre).
