1 <br />BOOK 68 PAGE 30 <br />Richard Shearer, Chief of Long -Range Planning, explained <br />that east of 1-95 we try to have a major road every mile running <br />north and south. When you go north of 57th Street, you run into <br />the Bent Pine community, and since that is already developed, it <br />would be difficult to run the road through there. Public Works <br />has requested that a secondary collector street be established <br />between 65th and 69th Streets, the reason being that there is no <br />north/south collector between Old Dixie Highway and Kings <br />Highway. <br />Commissioner Scurlock wondered how there could be since it <br />dead ends. <br />Robert Keating, Director of Planning 6 Development, <br />explained that the original concept in the Comp Plan was to have <br />a collector roadway up there which would take the traffic from <br />residential development, and collect it on this type of roadway, <br />and bring it to an arterial. When the property subsequently <br />developed into golf courses, there wasn't a need for that. Due <br />to anticipated residential development in that area, staff sees <br />the need to have a north/south collector road way between 65th <br />and 69th Streets. <br />Chairman Scurlock opened the Public Hearing and asked if <br />anyone wished to be heard in this matter. <br />Mary Jane Goetzfried of CCL Consultants wished to discuss <br />the 43rd Avenue item. She stated that CCL is representing the <br />owners and developers of Sand Ridge Country Club Estates, which <br />is a 100 -acre subdivision located between North and South Winter <br />Beach Roads. She presented copies of maps to the Board showing <br />that an extension of 43rd Avenue would run right through the <br />center of their subdivision. Obviously, the extension of both <br />43rd and 45th Avenues would have serious impact on the <br />development. Another of their concerns is that the extension of <br />43rd Avenue is not listed in the Capital Improvements Plan, which <br />means that the developers would not receive credit towards the <br />traffic impact fees for the dedication of an 80 -ft. r/w for that <br />extension. The developers are requesting that the Board remove <br />_- � 30 <br />
