He 9 the <br />time this proposal is being reviewed by the State, we could <br />explore all options, one of which is to create a vehicle that <br />would allow commercial site plans to be considered at the same <br />time as a rezoning request. <br />Georgena Fallon, 400 18th Street, Oak Park Terrace, spoke in <br />opposition due mainly to the domino theory, and wished for the <br />community to grow in a gracious manner. <br />Joseph Barnett, Jr., 617 Tulip Lane, felt we have a problem <br />area more than anything else and that it is the Board's job to <br />solve this problem. He stated that he is very definitely in <br />favor of this Promenade. <br />Gene Lieberman, a retired real estate broker from New <br />Jersey, felt that the people who are developing this really don't <br />care. They are in this for the buck. Mr. Lieberman did not feel <br />the developers are going to get any A-1 stores in a development <br />of this size, and felt there is no need for this development as <br />there are plenty of stores within walking distance. With regard <br />to employment, he pointed out that there are many job <br />opportunities in this county, because even at his age, he can get <br />a job and has. Mr. Lieberman believed that if this area is <br />rezoned to commercial, the developers will build and finance it <br />out to a financial institution which will not have a dime in it. <br />Once they get the development rolling along, they will either <br />resell it at a fancy profit or go bankrupt, in which case the <br />lending institution will pick up the tab and sell it again. <br />Peter Beuttell personally believed in the free enterprise <br />system and the capitalistic way of life and felt the developers <br />should have the opportunity of having their rezoning request <br />transmitted to the State. He pointed out that the final decision <br />would be made in a public hearing after the State has reviewed <br />the proposal. <br />J. B.
