With regard to integrity of <br />zoning, commercial zoning should not come right up against <br />single-family housing. Mr. Bowman recalled that two or three <br />months ago the Board turned down an application for commercial <br />zoning at the corner of 6th Avenue and 17th Street because of <br />their concern for transition from residential to commercial. He <br />understood that the Board did not have the option of zoning that <br />corner to Professional Office District at that time or they would <br />have done so. In conclusion Mr. Bowman maintained that if the <br />property is allowed to develop residential, there will be about <br />130 units built in there, which will bring in families from other <br />parts of the country and state who will being their money with <br />them, but if the property is rezoned to shopping, such as Lord & <br />Taylors or Jordan Marsh, money will -be leaving the community and <br />going to the stockholders of those firms. Off the subject, Mr. <br />Bowman noted that in several meetings he has attended, material <br />is presented only to the Commissioners and the audience does not <br />know what is being discussed and cannot participate. <br />Commissioner Bowman suggested that we need to purchase an <br />opaque projector to show that type of material up on a screen for <br />all to see. <br />Ross Bell, 1855 Bay Road, stated he has an interest in the <br />subject property and has been an investor in this area since <br />1975. He presently owns 4 lots in the Maroon Subdivision back of <br />the Village Shops on the barrier island, and felt that the nearby <br />shopping center is a definite advantage to the adjacent homes. <br />He pointed out that his properties have tripled in value since <br />1975. Mr. Bell felt that it is very interesting during these <br />public hearings to hear what people would do with other people's <br />money. He held up a copy of an artist's rendering of the <br />proposed development and informed the Board that when they handed <br />54 <br />
