BOOK <br />Sam Culbertson came before the Board representing the owners <br />of property directly to the south. Their property is an addi- <br />tional 781' frontage on U.S.1 extending down to 33rd St. where <br />the depth is about 6501. They feel a depth of anything less than <br />650' of commercial will simply create more strip development such <br />as we have south of the canal, and, conversely, the additional <br />depth will provide more flexibility to do a development which <br />will go along with what is being done in the Hospital Node. <br />They, therefore, support the applicant's request. <br />Commissioner Bird noted that this is a request involving <br />both a Comprehensive Plan amendment and a rezoning and asked if <br />we have the ability to expand from what was advertised. <br />Planner Shearer advised that the whole depth of the subject <br />piece was advertised, but we cannot consider property to the <br />north or south of it. <br />It was determined that no one further wished to be heard, <br />and the Chairman declared the public hearing closed. <br />MOTION WAS MADE by Commissioner Wheeler, SECONDED <br />by Commissioner Eggert, that consideration be given <br />to redesignating the entire 185 x 900 of the subject <br />property MXD and rezoning it CG and this request be <br />transmitted to the State for review. <br />Commissioner Wheeler stressed that he wished to encourage <br />the redevelopment of that whole area. <br />Commissioner Eggert asked if Commissioner Wheeler would be <br />willing to include in the Motion that the Board ask staff to <br />establish a larger MXD district, and he indicated that he would. <br />THE CHAIRMAN CALLED FOR THE QUESTION with the above <br />addition.
