There is no con- <br />flicting use easterly, and they would like to be able to use <br />thei-r property. <br />Commissioner Bird felt we had asked for a joint study by the <br />county and the city, and Director Keating noted the Planning <br />staffs did meet; we sent over our previous recommendation, which <br />they will critique; and then they will have another joint <br />meeting. Basically this whole area is still under study. <br />Commissioner Bird felt it is a foregone conclusion this will <br />be commercial, and that it is just a question of depth. <br />Chairman Scurlock inquired what the major objection is to <br />zoning the additional 550' commercial. <br />Planner Shearer noted that it is a long narrow strip, and <br />they feel 150' of depth would be sufficient to allow some <br />commercial uses. He explained that the first 200' east of U.S.1 <br />is in the City limits and is zoned commercial; so, with 185' of <br />frontage and 350' of depth, we are giving them twice the depth of <br />their frontage in commercial. <br />Attorney O'Haire informed the Board that they have recently <br />contracted to buy the 150' north of them for the same depth and <br />they will be coming back in about that. <br />Discussion continued regarding the configuration of the <br />property with the westerly 200' being in the City limits, and <br />Chairman Scurlock emphasized that he felt the additional would <br />provide more flexibility and allow a better opportunity for <br />redevelopment of this area, which is a mess. <br />Commissioner Bird noted additional depth would also provide <br />the ability to do a larger project and give us more control. <br />Planner Shearer agreed that increasing the depth would <br />increase the flexibility, but emphasized it is a narrow strip. <br />The 900' does represent a property line; it skews over on the <br />front because of U.S.I. <br />Commissioner Bowman inquired as to the intended use, and was <br />advised they want to develop it for retail and storage) <br />81-_ p <br />BOOK B PAGE 61 <br />APR -14 2 1 <br />
