Shearer, AICP REFERENCES: <br />Chief, Long -Range Planning <br />650-I-95 <br />DIS:RICH4 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 5, 1987. <br />DESCRIPTION & CONDITIONS: <br />The Planning staff is initiating a request to establish bounda- <br />ries for the 650 acre commercial/industrial node at the I-95 and <br />County Road 512 interchange. <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the text of the land use element of the <br />Comprehensive Plan which provided for establishing node <br />boundaries for each of the nodes as generally depicted on the <br />land -use map and described in the text of the land use element of <br />the Comprehensive Plan. <br />On January 15, 1986, the Board of County Commissioners adopted <br />boundaries for the 240 acre commercial/industrial node at this <br />interchange. However, the Board indicated that they felt that <br />240 acres was insufficient to meet the future need for commercial <br />and industrial development in this area and directed the staff to <br />initiate a Comprehensive Plan amendment request to enlarge the <br />node to up to 1,000 acres. <br />On July 29, 1986, the Board of County Commissioners enlarged the <br />node to 650 acres. <br />On March 26, 1987, the Planning and Zoning Commission voted <br />7 -to -0 to recommend approval of the node boundaries reflected in <br />attachment #3. The Planning and Zoning Commission amended the <br />originally proposed node boundary by deleting 15 acres located in <br />the northern part of the node and adding 15 acres of land on the <br />south side of County Road 512. The Commission also recommended <br />that the County initiate proceedings in July to add the 15 acres <br />40 <br />
