ALTERNATIVES & ANALYSIS: <br />In this section, an analysis of the factors used to determine the <br />proposed node boundary is presented. The analysis includes a <br />description of the current and future land uses of the node, as <br />well as physical and environmental considerations. <br />The proposed boundary for the I-95/C.R. 512 commercial/industrial <br />node was prepared based on the following criteria: <br />1. The general description and size constraint of the node <br />as described in the text of the. land use element; <br />2. The existing commercial uses in the general area of the <br />node; <br />3. The existing zoning pattern; <br />4. Property boundaries; <br />5. Physical considerations; <br />6. Environmental constraints; and <br />7. Access to the transportation network. <br />Existing Land Use <br />All of the existing commercial and industrial uses in the general <br />area of the node are included within the proposed node boundary. <br />These existing commercial uses include Wayfara Travel Center <br />(Gulf Service Station and Dairy Queen), the Sebastian Lakes Sales <br />Center, and the Hetra Computers and Communications, Inc. faci- <br />lity. <br />The node is surrounded by undeveloped land to the north, south, <br />east, and west. However, there is a 5,000 lot subdivision (Vero <br />Lake Estates) located south of the node which contains a few <br />single-family dwellings scattered over approximately five square <br />miles. <br />Future Land Use <br />All of the nodes are generally described in the Comprehensive <br />Plan. The I-95/C.R. 512 node is described as: <br />"This is a commercial/industrial node containing 650 acres." <br />The proposed node boundary includes commercial property on the <br />north and south side of County Road 512, and Hetra Corporation's <br />property to the east of Interstate 95. The general area of the <br />node will concentrate future commercial and industrial uses <br />around the I-95, County Road 512 interchange. <br />It is the staff's position thatthe impact any new commercial <br />development will have on future residential uses adjacent to the <br />node will be lessened due to the adoption of new dimensional and <br />bufferyard requirements for commercial uses. <br />41 <br />MAY 51987 <br />BOOK 68 <br />251 <br />
