IJUN <br />1 <br />1987 <br />BOOK <br />68 PAGE 562 <br />Commissioner Wheeler <br />commented that what he was <br />thinking of <br />when staff was given that direction was increasing the depth of <br />that land which already fronts next to the office building <br />between 6th Avenue and U.S.I. and considering including the <br />property in back of it extending to the next street south. <br />Planner Nearing pointed out that every property involved in <br />a PRO district must have frontage on an arterial, and the lots <br />behind the office building all have frontage on a local street <br />and would not qualify. <br />Commissioner Eggert questioned whether we would serve the <br />community well with the ordinance the way it now stands where we <br />have to look for five acres to put together. <br />Vice Chairman Bowman pointed out that we have no guaranty <br />that anyone will be able to purchase the second tier of houses. <br />Staff agreed, but noted that there is also nothing to <br />preclude anyone from continuing to use their residential property <br />as it is even if it were rezoned PRO. <br />Commissioner Bird expressed concern about having a house <br />back up to an office, and Planner Nearing noted that the ordi- <br />nance has requirements for buffering when you abut single and <br />multi family residential districts. <br />Board members in general expressed concern about buffering, <br />etc., especially as the lots are 80' lots. <br />Vice Chairman Bowman asked if anyone present wished to be <br />heard. <br />John Brenner, 1691 4th Court, advised that his residence is <br />one of those in question. Mr. Brenner argued that this area <br />cannot stay residential forever; it will decline in attractive- <br />ness for single family as stated by staff, and it needs <br />redevelopment, which the PRO District was designed for. Mr. <br />Brenner noted that when the P&Z turned the PRO down, they gave no <br />direction to staff, and at this point he would like the Board at <br />least to give staff some direction so the residents are not <br />living in limbo.
