M M M <br />Commissioner Eggert wished to know if staff hadn't been <br />looking for five acres, especially in view of their statement <br />that we don't want strip zoning, whether they would have run a <br />strip down 17th Street the way it is proposed. <br />Planner Nearing explained that PRO requires that the <br />properties have frontage on an arterial. On the north side there <br />are lots that are really too small to do anything with because of <br />the required setbacks. The area itself is currently fairly <br />stable; however, because of the increased traffic, staff does <br />anticipate there will be a decline in the quality of the area. <br />Director Keating stated that ideally he would like to see a <br />little more depth to the lots. That was the major consideration <br />by the Planning 8 Zoning Commission in their action to deny this <br />request, and one of the points brought out at that time was that <br />there is nothing to preclude someone owning a lot on the frontage <br />from acquiring a lot behind him and trying to extend the PRO. <br />Director Keating continued to explain in detail how the district <br />was developed and staff was directed to find appropriate areas <br />for such a district. He believed the PRO District was created <br />with the 17th St. corridor in mind, as well as a couple of other <br />limited areas in the county. Currently there is only one other <br />property in the county that has the PRO designation and that is <br />west on SR60. He stated that staff would hope that if the PRO is <br />approved, that some of the abutting lots would be joined together <br />with those on 17th St. to provide more depth. <br />Commissioner Eggert wished to know how much land is in OCR <br />presently, and Planner Nearing advised that it is approximately <br />2.8 acres. <br />Commissioner Bird asked if this rezoning was initiated at <br />the Commission's direction, and Planner Nearing stated that the <br />Commission directed staff to look at the 2.8 acre parcel and any <br />other parcels along 17th St. staff felt would be appropriate. <br />The PRO requires a minimum of 5 acres. <br />JUN 16 ' 9 J 0. <br />F`'� 800K J101 <br />
