Nearing, h&41 REFERENCES: <br />Staff Planner, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of September 15, 1987. <br />DESCRIPTION & CONDITIONS <br />Mr. John Calmes, acting as agent for Hale Groves, Inc., has <br />requested to rezone 3.7 acres of property from CL, Limited <br />Commercial to CG, General Commercial. The subject site is the <br />location of the Hale Groves packing house and sales facility, <br />located on the east side of U.S. 1 approximately one mile north <br />of C.R. 512. Because packing houses are not a permitted use in <br />the CL zoning district, the packing house portion of the facility <br />is currently considered a legally nonconforming use. Because the <br />use is nonconforming, it is not possible to expand or add to the <br />facility. Packing houses are, however, allowed as special <br />exception uses in the CG district. <br />Hale Groves is requesting this rezoning in order to construct an <br />addition to the packing house. <br />On August 13, 1987, the Planning and Zoning Commission voted 7-0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />-mental quality. <br />Existing Land Use Pattern <br />The subject site currently contains a retail sales and packing <br />house facility. To the north of the site are groves zoned CL. <br />To the south of the site is a single-family residence and retail <br />shops zoned CL. East of the site are groves zoned RM -6, <br />Multiple -Family Residential District (up to 6 units/acre). West <br />of the site across U.S. 1 are the Hale Groves office facilities <br />and groves zoned CG, General Commercial. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject site and the land <br />north, south, and west as MXD, Mixed Use District. The land east <br />of the subject site has a land use designation of LD -2, <br />Low -Density Residential 2 (allowing up to 6 units/acre). The <br />requested rezoning is consistent with the comprehensive plan, and <br />with the existing CG zoning west across U.S. 1. <br />24 <br />
