Nearing,-HTOTS -1, AGRICULTURAL <br />Staff Planner, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of October 6, 1987. <br />DESCRIPTION & CONDITIONS <br />Mr. Willis Nettles, owner, has requested a rezoning of a 10 acre <br />parcel from RS -3, Single -Family Residential District (up to 3 <br />units/acre) to A-1, Agricultural District (up to 1 unit/5 acres). <br />The subject parcel is located on the north side of 61st Street <br />approximately } mile west of Kings Highway. <br />The applicant intends to establish a citrus nursery. <br />On August 20, 1987, the Planning and Zoning Commission voted 7-0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject site currently contains a single-family residence. <br />To the north of the site is a single-family subdivision zoned <br />RS -3. To the west of the site is a grove zoned A-1. To the <br />south of the site across 61st Street is vacant property and <br />groves zoned RS -3. East of the site is a mobile home zoned RS -3. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject site and all <br />properties surrounding it as LD -1, Low -Density Residential 1 <br />(allowing up to 3 units/acre). <br />Transportation System <br />The site has access to 61st Street designated as a secondary <br />collector, on the County Thoroughfare Plan. 10 <br />Environment <br />The site is not designated as environmentally sensitive, nor is <br />it located in a flood prone area. <br />Utilities <br />No public water or wastewater facilities are currently available <br />to the site. <br />RECOMMENDATION <br />Based on the analysis performed, staff recommends approval. <br />30 <br />
