No building .or structure shall be located closer than <br />thirty (30) feet to any property line abutting a <br />residential use or district. <br />2. Access shall be from a major thoroughfare or as <br />otherwise approved by the county engineer. <br />3. Any accessory residential use or school upon the <br />premises shall provide such additional lot area as <br />required for such use by this section and shall further <br />be subject to all conditions set forth by the reviewing <br />body. Accessory residential uses may include convents, <br />monasteries, rectories or parsonages. <br />4. - Type "B" screening, as defined in Section 23.3(g)(7) <br />shall be provided along all property boundaries when the <br />facility is located within or adjacent to a residential <br />district. <br />The application satisfies all applicable requirements for <br />conceptual special exception approval. <br />RECOMMENDATION: <br />Based on the above analysis, staff recommends that the Board of <br />County Commissioners grant conceptual special exception approval <br />for a place of worship with the following condition: <br />1. Ten feet of right-of-way shall be dedicated for Roseland <br />road, prior to release of the major site plan. <br />38 <br />
