WFa,c 787 <br />Future Land Use Pattern <br />The Comprehensive Plan designates Block 4 as LD -2, Low -Density <br />Residential 2 (allowing up to 6 units/acre) and Block 9 as C.R. <br />510/U.S. 1 Commercial Node. The land north of Blocks 4 and 9 is <br />LD -2, Low -Density Residential 2 (allowing up to 6 units/acre). <br />The land south of both blocks and east of the portion of Block 9 <br />involved in the request and west of Block 4 lies within the <br />commercial node. <br />With the revised boundaries of the CR 510/U.S. 1 Node, this <br />rezoning will serve to bring the zoning into conformance with the <br />Comprehensive Plan. Therefore, this request is consistent with <br />and necessary to further the Comprehensive Plan. <br />Transportation System <br />Block 9 has access to three local streets and C.R. 510 classified <br />as an arterial road on the County's Thoroughfare Plan. Block 4 <br />has access to 4 local roads. Rezoning Block 4 would alleviate <br />the potential for commercial traffic being routed through <br />residential areas. <br />Environment <br />These blocks are not designated as environmentally sensitive, nor <br />are they considered to be flood prone. <br />TTf- 4 1 4 +- 4 =a <br />This area is not currently serviced by public water or wastewater <br />facilities. <br />RECOMMENDATION <br />Based on the analysis performed, staff recommends approval. <br />The Chairman asked if anyone present wished to be heard. <br />There were none, and he thereupon declared the public hearing <br />closed. <br />ON MOTION by Commissioner Eggert, SECONDED by Commis- <br />sioner Wheeler, the Board unanimously (4-0) adopted <br />Ordinance 87-60 rezoning Block 4, Weona Subdivision, <br />to RM -6 and rezoning Block 9 to CL. <br />14 <br />
