Nearing, .,r/W REFERENCE H-8 To CG <br />Staff Planner <br />It is requested that the information presented herein be given <br />formal consideration by the Board of County Commissioners at their <br />regular meeting of October 27, 1987. <br />DESCRIPTION & LOCATION: <br />The Wilder Corporation, represented by Steve Henderson, Attorney, <br />has requested an amendment to the Comprehensive Plan to establish <br />a 25 acre Commercial Node at the intersection of S.R. 60 and 74th <br />Avenue, and to rezone 3.5 acres of property from RMH-8, Mobile <br />Home Residential (up to 8 units/acre) to CG, General Commercial. <br />The subject parcel is located on the northeast corner of the S.R. <br />60/74th Avenue intersection in the southwest corner of'the Village <br />Green Mobile Home Park. <br />On September 1, 1987, the Board of County Commissioners voted to <br />deny a request made by the Wilder Corporation to amend the CN, <br />Neighborhood Commercial zoning district decreasing the minimum <br />distance separation between neighborhood nodes and other areas <br />where commercial activity is permitted. If this request had been <br />approved, the applicant would have applied for CN zoning for this <br />parcel. <br />On September 10, 1987, the Planning and Zoning Commission voted <br />5-0 to recommend denial of this request. The denial was based on <br />the unsuitability of this location for a commercial node. The <br />applicant has appealed the denial of the rezoning. <br />ALTERNATIVES AND ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />EXISTING LAND USE PATTERNS: <br />The subject parcel is currently the location of the Village Green <br />Mobile Home Park Arboretum, zoned RMH-8. To the north and east is <br />the Village Green Mobile Home Park with mobile homes and vacant <br />land zoned RMH-8. To the south across S.R. 60 is a grove zoned <br />A-1, Agricultural District (up to 1 unit/5 acres). West across <br />the drainage canal and 74th Avenue is Indian River Estates zoned <br />RM -8, Multi -family Residential District (up to 8 units/acre) and a <br />neighborhood commercial node, which has recently had a site plan <br />approved for retail shops, zoned.CN.
