He continued to discuss boundaries, <br />noting that on the west side there are three manufactured homes <br />within 14' of this proposed line and the southwest corner of the <br />newly constructed maintenance building is approximately 6' from <br />the proposed north boundary line. If this zoning change is <br />granted, he believed all this would be in violation of the Zoning <br />Code. <br />Mr. Gerhold viewed the attempt by the Wilder Corporation to <br />establish a 25 acre node as a back door method to obtain the <br />rezoning of the 3.5 acres. He further noted that there is a "For <br />Sale" sign posted on that parcel, which would indicate that the <br />Wilder Corporation will not be the developer whatever the <br />project. Mr. Gerhold noted that at a previous hearing Commis- <br />sioner Eggert stated she did not want to see any further erosion <br />of this residential area, and he asked the Board to uphold the <br />denial recommended by the Planning 6 Zoning Commission. <br />Preston Miller, president of the Woodland Home Owners <br />Association, Phase I, and president of Village Green Home Owners <br />East, Inc., advised that he represents all home owners in Village <br />Green. He expressed the residents' opposition to the proposed <br />change this for the following reasons: <br />1) Because it would negatively impact the residential character <br />of the surrounding area. <br />2) Because the commercial area would create a traffic hazard. <br />(Mr. Miller informed the Board that the prospectus registered <br />with the States of New Jersey and New York showing Village Green <br />before it was developed, depic.ted a deceleration strip at the <br />7300 entrance which was never provided, and he further advised <br />that a new prospectus approved by the state on July 29th states <br />that management has no intention of changing the zoning at <br />Village Green Park.) <br />3) Because the request by the Wilder Corp. may be illegal as the <br />home owners associations were never given notice as required by <br />law. <br />U0 GT 2 7,1987 41 <br />- - - RjoF 69 FaF818 <br />L <br />
