OCT <br />2 7.1997 <br />Boa <br />69 <br />Fna,r 817 <br />adopted <br />and the property was put into an MD -1 area; <br />there <br />was no <br />commercial node designated at the intersection; and in 1985 <br />conforming zoning took place which "zapped" the commercial zoning <br />and put it into a mobile home zoning of 8 upa. <br />Attorney Henderson continued to stress that the property was <br />originally platted and developed to accommodate a commercial use <br />at that corner and then pointed out the intensity of the develop- <br />ment in the area of the intersection, the southwest and northwest <br />corners of which already are zoned in neighborhood commercial. <br />He noted that between the development at Indian River Estates and <br />that at Village Green, there are approximately 3,000 people on <br />less than 300 acres. If the interest is to keep traffic off <br />SR60, he felt perhaps the county should be thinking about <br />providing commercial services within walking distance of 3,000 <br />people. Attorney Henderson advised that their request for a 25 <br />acre node was made in order to give the Board some discretion to <br />impose any size node they wanted to, and if their request for the <br />3.5 acres were granted, it would bring the total for the whole <br />intersection to 9.5 acres, which is a minor node compared to what <br />has been done out at 1-95. <br />The Chairman asked if anyone further wished to be heard. <br />Wayne Gerhold, resident of Village Green, advised that he <br />was speaking in behalf of the residents. He pointed out that <br />this matter has been heard several times before by both the <br />Planning & Zoning Board and the County Commission, and they have <br />had three unanimous decisions cast in their favor by these two <br />Boards. Mr. Gerhold then informed the Board that for 284' along <br />the west boundary of this proposed 3.5 acre node are grade stakes <br />for the proposed county wastewater line, and those grade stakes <br />are 12' inside the west boundary, which he felt may require an <br />easement sometime in the future. He then pointed out there is <br />Zoning Code provision which states that "no mobile home or other <br />structure shall be located closer to any other district boundary <br />than 25'."
