Fr- <br />NOV 17 1987 <br />Recommendation and Funding <br />BOOK 70 mu 129 , 7 <br />Based on additional comparable sales recently brought to staff's <br />attention, the. Public Works Department recamr-nds accepting the seller's <br />offer to sell the property to the County for the $103,125.00 as stated in <br />Mr. Preuss's letter. If condemnation proceeds, staff is of the opinion <br />that the County would move to pay the $103,125.00. <br />Funding from District 3 Traffic Impact Fee Account. ($600,000. balance <br />in Account) <br />Director Davis advised that right-of-way acquisition cost <br />breaks down to $4 per square foot, and noted that the comparables <br />they have seen do support the asking price. <br />Commissioner Bird asked the current status of the CR -512 <br />realignment, and Director Davis reported that we have prepared a <br />contract with the firm that was selected to do a mini traffic <br />study of the changes in the Sebastian Thoroughfare Plan to see <br />what effect the realignment would have on CR -512. Once that <br />study is completed, we will get into the actual design of the <br />CR -512 improvements and look at the best alternative for the <br />routing of the east/west lanes. We have prepared the contract <br />and we are negotiating the compensation, and that should be ready <br />within a week or two and will be placed on the Agenda for <br />approval. <br />Commissioner Bird asked about the urgency in this <br />acquisition since we don't really know whether we need it or not, <br />and Director Davis explained that there might be a building <br />erected on this land if we wait. If we find that the <br />right-of-way is not needed, the County could always sell it off. <br />ON MOTION by Commissioner Wheeler, SECONDED by <br />Commissioner Eggert, the Board unanimously accepted <br />the seller's offer to the County for $103,235 for the <br />acquisition of right-of-way as set out in the above <br />memo, as recommended by staff. <br />(ORIGINAL RECORDED WARRANTY DEED TO INDIAN RIVER COUNTY, ON <br />FILE IN OFFICE OF CLERK TO THE BOARD.) <br />34 <br />
