Nearing <br />COUNTY INITIATED REQUEST <br />TO REZONE APPROXIMATELY <br />42.5 ACRES IN WINTER <br />BEACH FROM IG, IL, CL, <br />& RS -6 TO RM -6 & RS -3 <br />it is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of February 2, 1988. <br />DESCRIPTION & LOCATION <br />The County planning staff is initiating this request to consider <br />rezoning 12 parcels of land located in the Winter Beach area. <br />All 12 parcels are located north of North Winter Beach Road, and <br />west of the FEC R.R. Please refer to the attached location map <br />for exact locations. The specific action being requested for <br />each parcel is as follows: <br />Parcel #1: (that portion lying west of the FEC R.R.) from <br />IG, General Industrial District to RM -6, <br />Multi -family Residential District (up to 6 <br />units/acre). <br />Parcel #2: IG to RM -6 <br />Parcel #3: IG to RM -6 <br />Parcel #4: IG to RM -6 <br />Parcel #5: (that portion lying within 300 feet of the FEC <br />R.R.) IG to RM -6 <br />Parcel #6: (that portion lying within 300 feet of the FEC <br />R.R.) IL to RM -6 <br />Parcel #7: RS -6, Single -Family Residential District (up to 6 <br />units/acre) to RS -3, Single -Family Residential <br />District (up to 3 units/acre) <br />Parcel #8: RS -6 to RS -3 <br />Parcel #9: RS -6 to RS -3 <br />Parcel #10: (the south 600 feet) CL, Limited Commercial <br />District to RM -6 <br />Parcel #11: CL to RM -6 <br />Parcel #12: CL to RM -6 <br />The purpose of this rezoning is to bring these parcels into <br />conformance with the Winter Beach Small Area Plan (SAP) as <br />amended through June, 1986. That plan, which includes the <br />Precise Land Use Map (PLUM) that was prepared in conjunction with <br />the SAP, identifies the appropriate land use and zoning <br />designation for each parcel in the Winter Beach area. A copy of <br />the original Winter Beach PLUM and the amended PLUM have been <br />attached to this item. <br />The intent of the Winter Beach SAP was to create a more specific <br />development guide for that portion of the U.S. 1 Mixed Use <br />14 <br />
