McCoy] REFERENCES: Sea Oaks <br />Staff Planner JOHN2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of February 23, 1988. <br />DESCRIPTION AND CONDITIONS: <br />Beindorf & Associates, Inc. has submitted a request to receive <br />special exception conceptual PRD plan approval on behalf of Sea <br />Oaks Development Company. The application covers the western half <br />of the Sea Oaks West project site. <br />The PRD application will overlay some existing projects. The <br />remaining portion of the overall PRD will be built in 5 phases and <br />is projected to be completed in 1995. <br />As a result of the PRD, several unit product types will include <br />small lots. Accessory amenities, such as pools, will be con- <br />structed in rear and side yards. As such, the PRD can provide for <br />setback waivers to allow complete development of "patio home" type <br />units. <br />At the January 14, 1988 Planning and Zoning Commission meeting, <br />the Commission voted unanimously to recommend approval to the <br />Board of County Commissioners with the conditions recommended by <br />staff. <br />ANALYSIS: <br />1. Area of Property: 46.9 acres <br />2. Zoning Classification: RM -6, Residential Multi -Family (up to <br />6 units/acre) <br />3. Land Use Designation: LD -2, Low Density Residential (up to 6 <br />units/acre) <br />4. Proposed Units/Building: <br />PRD Project Density: 340 units at 7.2 units/acre. <br />Overall (PRD & remaining areas): 720 units at 5.7 units/acre. <br />5.
