Landscaping & Buffering: The project will maintain a 30' <br />protected area bordering Jungle Trail to the west and a 10' <br />landscape strip including a Type "A" bufferto further buffer <br />the project from Jungle Trail. This 40' buffer from Jungle <br />Trail meets the required 25' perimeter setback for PRD's'. <br />7. Open Space Required: 50% <br />Provided: 52% <br />8. Recreational Space (within project) <br />Required: 177,718 sq. ft. <br />Provided: 55,225 sq. ft. <br />Overall Required: 376,358 sq. ft. or 8.6 acres <br />Provided: 904,759 sq. ft. or 20.77 acres <br />While the PRD portion of the project only provides a portion <br />of the recreation area required through the PRD ordinance, <br />the residents of the PRD project will have access to the <br />entire project recreation facilities which exceed the <br />required amount. <br />9. Utilities: The project will be serviced by franchised <br />utilities which have been approved by the County Utilities <br />department. <br />10. Drainage Plan: The conceptual drainage plan has been re- <br />viewed and approved by the Public Works department. <br />11. Traffic Circulation: The project will be accessed from an <br />existing 22' wide two-way project entrance drive off of <br />A -1-A. <br />Pursuant to existing County policy, the recreational vehicle <br />space requirement normally applied to multi -family projects <br />may be waived if recreational vehicles are prohibited from <br />using or parking on the site. The applicant is proposing <br />such an arrangement. <br />12. Waivers: Through the PRD process, the applicant is request- <br />ing the following waivers: <br />1. a waiver from the side yard setback requirement for <br />platted lots; <br />2. a reduction of the road right-of-way width from 60' to <br />30' for the entire PRD; <br />3. a waiver from the recreational vehicle parking require- <br />ment for the entire PRD; <br />4. a waiver from the rearyard setback requirements for <br />platted lots; <br />5. a waiver from the bikeway and sidewalk requirements for <br />the entire PRD; and <br />6. a waiver from the 20' building separation distance. <br />Staff supports these requests, based on the submitted concept <br />design and allowances specified in the PRD ordinances. <br />34 <br />FEB 231 U <br />BOOK .71.
