Loeper t REFERENCES: <br />Staff Planner, Long -Range Planning <br />COUNTY INITIATED REQUEST <br />TO AMEND THE COMPREHEN- <br />SIVE PLAN TO ENLARGE THE <br />I-95/C.R. 512 INDUSTRIAL/ <br />COMMERCIAL NODE FROM 650 <br />ACRES TO 665 ACRES <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of March 15, 1987. <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to amend the Comprehensive <br />Plan by enlarging the Commercial/Industrial node at the I-95 and <br />County Road 512 interchange from 650 acres to 665 acres. The <br />property proposed to be included is located on the north boundary <br />line of the node between the Hetra Electronics plant and I-95. <br />On January 15, 1986, the Board of County Commissioners adopted <br />boundaries for a 240 acre commercial/industrial node at this <br />interchange. <br />On July 29, 1986, the Board of County Commissioners enlarged the <br />node to 650 acres. <br />On March 26, 1987, the Planning and Zoning Commission considered <br />revised node boundaries reflecting the increased node size. At <br />that time, the Commission amended the staff's proposed node <br />boundaries by deleting 15 acres located in the northern part of <br />the proposed node and adding 15 acres of land on the south side <br />of County Road 512. The Commission also recommended that the <br />County initiate proceedings in July to increase the size of the <br />node in order to add back the 15 acres which they had excluded <br />from the proposed node. <br />On May 5, 1987, the Board of County Commissioners adopted <br />boundaries for the 650 acre node as proposed by the Planning and <br />Zoning Commission, and directed staff to examine the possibility <br />of increasing the node's size by 15 acres and including the 15 <br />acres removed at the north end of the node. <br />On September 10, 1987, the Planning and Zoning Commission <br />unanimously recommended the enlargement of this node by 15 acres, <br />for the inclusion of the subject property. <br />On October 27, 1987, the Board of County Commissioners voted 4-0 <br />to authorize staff to transmit the proposed land use amendment to <br />the state for review. <br />On January 13, 1988, the Planning Department received comments <br />from the State of Florida Department of Community Affairs (DCA), <br />pursuant to section 163.3184, Florida Statutes. The DCA response <br />reflects comments received by the Department from the Treasure <br />Coast Regional Planning Council, and those comments are as <br />follows: <br />Both of these industrial/commercial nodes are in close <br />proximity to I-95 with item 89 located at an interchange and <br />item 94 at a projected interchange location.
