Nearing • G( REFERENCES: <br />Staff Planner 0 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 26, 1988. <br />DESCRIPTION & CONDITIONS <br />Richard and Arlyne Zorc, as represented by Attorney Samuel Block, <br />have requested an amendment to the Land Use Plan for designation <br />of 1.11 acres of a 5.6 acre parcel of land. The request is to <br />redesignate the property from LD -2, Low -Density Residential 2 <br />(allowing up to 6 units/acre) to MXD, Mixed Use District <br />(allowing up to 6 units/acre), and to rezone this land from RS -6, <br />Single -Family Residential District (up to 6 units/acre) to CH, <br />Heavy Commercial. The property included in this request is <br />situated 600 feet north of Oslo Road on the west side of 12th <br />Avenue S.W. <br />This request involves the north 150 feet of the south 240 feet of <br />a 5.6 acre parcel.- Currently, the south 90 feet of the Zorcs' <br />property is zoned CH and IL, Light Industrial, and situated in <br />the Oslo Road MXD area. The current use of this 90 feet of <br />property is an automobile repair shop. The property involved in <br />this request, the next 150 feet of the south 240 feet, contains a <br />single-family structure used as an office for the auto repair <br />business. The office has apparently been illegally operating for - <br />at. least the past 10 years. <br />The applicant intends to bring the office use into conformance <br />through this request. <br />On March 10, 1988, the Planning and Zoning Commission unanimously <br />recommended approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing *Land Use Pattern <br />The.150 feet involved in this request currently contains a single <br />family structure housing an accessory office for the auto shop, <br />zoned RS -6, and a portion of the shop itself which encroaches <br />into the RS -6 portion of the property. The property to the north <br />is the remainder of the Zorc property, also zoned RS -6. Further <br />to the northwest is the County's reverse osmosis water treatment <br />plant and well fields.
