Therefore, the provided site plan <br />does not specify any uses for the site at this time. <br />2) This item deals with trip generation. The criteria that <br />applies in the ordinance says that traffic shall not be generated <br />in excess of that customary for residential uses. Basically, you. <br />look at the site and how it can be developed residentially, and <br />you consider the number of trips and the type of trips and <br />compare those to what would be the number of trips and type of <br />traffic for the proposed use. Staff disagrees with the trip <br />generation calculations by the applicant, and that is that the <br />entire site can be developed with 4 single family lots, either <br />with mobile homes or single family houses, yielding approximately <br />29 average daily trips. With the manufacturing/warehouse <br />building, there would be 50 trips per day plus trips for the <br />existing mobile home at build -out of 57 trips per day. <br />Therefore, the volume of trips would exceed what would normally <br />be there if it were residentially developed, as well as the type <br />of trips, which would be mainly the trucks that service that use. <br />Commissioner Eggert noted that the 1/2 acre lot restriction <br />is because of the Health Department, and Mr. Boling explained <br />that there is also the assumption that at no time in the <br />foreseeable future would there be water and sewer service <br />available at that site. <br />3) The applicant failed to size the proposed use in the manner <br />that satisfies the employee situation.
