Planner Boling explained that although the capture rate is <br />deducted, you have to remember that there is an existing <br />residential unit on site, and youstill have to factor in the 7 <br />trips per day for the residential unit. Staff disagrees with the <br />residential development potential of the entire site. The 1.97 <br />acre site is the area of development that this application <br />corresponds to and where 4 single Tots could be developed. He <br />pointed out that the original site plan had reference to sales, <br />and the criteria of the ordinance prohibits sales activities to <br />the general public on site. Staff wanted that point 'covered as <br />well. <br />Chairman Scurlock asked what the applicant would have to do <br />to properly size the proposed uses with regard to trip <br />generation, and Mr. Boling explained that Mr. Kirrie would have <br />to get the size of the operation down to where the total trips of <br />the site for the proposed use would be Tess than the total trips <br />for the site if it were developed into single family lots. <br />Commissioner Eggert asked what would happen if Mr. Kirrie <br />wouldn't be allowed to do Phase 3, and Mr. Boling stated that he <br />would have to do whatever he could do to reach the 29 trips that <br />oe can have. <br />Chairman Scurlock felt that he was hearing that there could <br />be an expansion, but it would have to be with a lesser number of <br />trips, specifically 29. <br />Commissioner E99ert asked if 2900 S.F. of building covers <br />that, and Mr. Boling explained that there are 7 trips for the <br />existing residential unit, so you have 22 average daily trips to <br />work with for the total amount of manufacturing facility they <br />could have there. <br />Chairman Scurlock understood than that Mr. Kirrie could <br />expand. by 200 feet, but he is requesting to expand to 5000 feet. <br />Attorney O'Haire emphasized that there is no disagreement <br />about the proposed expansion, and the trips it would generate, <br />36 <br />MAY 111988 <br />BOOK t 2 'g F 379 <br />
