With this application the developers are propos- <br />ing to plat within the POD "P" (Wood Duck Island) boundaries in <br />order to create individual land condominiums with common recre- <br />ational open areas, access easements, etc. <br />^•The subject property is zoned RM -6, Multi -Family Residential (up <br />to 6 units/acre) and has an MD -1, Medium Density Residential (up <br />to 8 units/acre) land use designation. At its regular meeting of <br />October 9, 1986, the Planning and Zoning Commission granted <br />preliminary PRD approval for this project, including a plat. <br />The owners, Gulf Cove, Inc., are now requesting. that final plat <br />approval be granted for the Grand Harbor Plat 4 and have <br />submitted: <br />1. a final plat, substantially in conformance with the approved <br />preliminary PRD plan and plat. <br />ANALYSIS: <br />All required improvements have been constructed and have been <br />inspected and approved by the Public Works and Utilities Depart- <br />ments. The final plat is substantially in conformance with the <br />approved preliminary PRD plan, and all requirements for final plat <br />approval have been satisfied. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to Grand Harbor Plat 4. <br />ON MOTION by Commissioner Eggert, SECONDED by Com- <br />missioner Bird the Board unanimously (4-0) granted <br />Final Plat Approval to Grand Harbor Plat 4. <br />(7) Release of Easement - Oak Rimae Subdv.
