McCoy <br />REFERENCES: <br />glendale <br />Staff <br />Planner <br />CURDEV <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 31, 1988. <br />DESCRIPTION AND CONDITIONS: <br />Glendale Industrial Park is a proposed 14 lot subdivision of a <br />17.51 acre parcel of land located south of 8th Street; between Old <br />Dixie and the railroad tracks. .The subject property is zoned- IL <br />(Light Industrial.) and has an MXD (Mixed Use District) land use <br />designation. <br />The proposed subdivision received preliminary plat approval at the <br />March 24, 1988 Planning and Zoning Commission meeting with the <br />condition that sidewalks will be provided unless the Board of <br />County Commissioners grants a waiver from this requirement. <br />ANALYSIS: <br />The applicant is requesting a waiver (variance) from the subdivi- <br />sion ordinance, specifically sections 10(e)(2)c and 9(b)2 of the <br />subdivision ordinance. These sections state the following: <br />10(e)(2)c: Sidewalks shall be located along the <br />entire frontage of all adjacent local streets, <br />and on both sides of all interior local streets <br />within a subdivision except where: <br />1. Within residential subdivisions a street <br />segment terminates in a cul-de-sac where <br />future extension of the street beyond the <br />cul-de-sac is not needed as determined by <br />the County Traffic Engineer. in such cases <br />no sidewalks shall be required. <br />2. The density within the subdivision, if a <br />residential subdivision, is not greater than <br />three (3) units per acre. In such cases no <br />sidewalks shall be required. <br />b• Improvements required in some subdivi- <br />sions. Each subdivision shall contain the <br />following improvements designed and constructed <br />to conform to the requirements and specifications <br />in the Code of Laws and Ordinances of Indian <br />River County and the State of Florida if required <br />in the zoning district a licable to the <br />subdivision: <br />1. Bikeways, <br />2. Sidewalks, <br />3. Alleys, and <br />4.
