Wiegers tJ REFERENCES: gh2 <br />Staff Planner BWIEG <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of June 21 , 1988. <br />DESCRIPTION & CONDITIONS: <br />Grand Harbor Phase 2 is a proposed ±9 acre subdivision located in <br />the southwest portion of the overall Grand Harbor DRI, west of the <br />golf and tennis club (Wood Duck Island) and immediately south of <br />the aqua range. <br />The Phase 2 final plat area consists of POD "K" (Belle Island); a <br />water management tract; and a segment of Harbor Drive. At its <br />regular meeting of December 17, 1987, the Planning and Zoning <br />Commission granted preliminary PRD approval for this development. <br />The subject property is zoned RM -6 (Multi -Family Residential, up <br />to 6 units/acre) and has an MD -1 (Medium Density Residential, up <br />to 8 units/acre) land use designation. The density for this POD <br />is 7.61 units per acre with the overall density for the entire <br />Grand Harbor project, with the addition of this POD, being ±4 <br />units per acre. <br />The owners, Grand Harbor, Inc., are now requesting that final plat <br />approval be granted to the Grand Harbor Phase 2 plat and have <br />submitted: <br />1. a final plat, substantially in conformance with the approved <br />preliminary PRD plat; <br />2. a contract for construction of the remaining required <br />improvements; and <br />3. an approved letter of credit guaranteeing the contract. for <br />construction of required improvements. <br />:-_ANALYSIS: <br />The.developer is proposing to contract with the County to complete <br />the remaining required improvements and has submitted a cost <br />_._estimate, acceptable to the Public Works Department, for. these <br />18 BOOK 13 Fr1;f. 65 <br />AN 2 11988 <br />
