M M M <br />Commissioner Bowman asked why this is not being considered <br />as a Special Exception. <br />Planner Nearing advised that was discussed when the PRO <br />District was being adopted, but staff felt medical offices were <br />not a compatible use to the PRO District and feared that if they <br />were permitted, they would also have to be permitted in other <br />less intense districts such as neighborhood commercial districts, -- <br />etc. <br />Chairman Scurlock expressed his concern that things start <br />out small and then grow, i.e., The Doctor's Clinic which hag <br />expanded greatly from the original building. <br />Commissioner Wheeler was concerned that opening this up to a <br />more intense usage could lead to other more intense businesses <br />feeling they should be allowed also, and this would just be <br />expanding the whole district. <br />Commissioner Bird asked if there is a reasonable way to <br />limit the amount of medical offices that could be allowed in a <br />particular PRO building, perhaps by setting a certain percentage <br />of the building space where that particular use would be allowed, <br />but Commissioner Eggert believed Commissioner Wheeler concern was <br />about another type business coming in and saying they were no <br />more intense than a medical office and should be allowed in a PRO <br />District, and then we would have a domino effect. <br />Commissioner Wheeler wondered how many businesses would be <br />of similar intensity, possibly hairdressers, and Planner Nearing <br />stated they did not have an actual list, but referred to the <br />Parking Ordinance which has information based on number of trips <br />generated and attracted by specific uses. Another way would be <br />to look at the amount of parking required - a restaurant, for <br />example, requires 1-1/2 spaces per 100 sq. ft. floor area while a <br />medical office requires 1-3/4 spaces per 200+ sq. ft. <br />Commissioner Wheeler asked how many other businesses fall in <br />the category of 1-3/4 spaces per 200 sq. ft., and Planner Nearing <br />advised that is the only one he is fully aware of at this time. <br />4 BooP4�q.35 <br />
