McCoyREFERENCES: copelands landing <br />Staff Planne 4l�,IBMIRD <br />It is requested that' the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 9, 1988. <br />PROPOSED DEVELOPMENT AND LOCATION: <br />Copeland's Landing, Inc., owner, is requesting conceptual special <br />exception approval for a 28 unit planned residential development <br />(PRD). The proposed project is to be located on a 10 acre parcel <br />lying approximately 60' east of the 73rd Street/U.S. Highway #1 <br />intersection on the north side of 73rd Street. The applicant is <br />requesting PRD approval'to facilitate developing a unified project <br />on a site "split" by multi -family and single-family zoning. Under <br />the PRD ordinance, clustered "multi -family" units can be con- <br />structed in single family districts since PRD buffering and open <br />space safeguards are required. Currently this property is <br />surrounded by groves; however, it is anticipated that this <br />development will be compatible with the projected low density for <br />the area. <br />This special exception conceptual plan approval request is the <br />first step in the PRD process. PRD applications follow these <br />steps in the County's review process: <br />- Planning and Zoning Commission recommendation to B.C.C. <br />regarding the special exception use <br />- B.C.C. approval (of the use and the conceptual plan) <br />- Preliminary PRD approval (of the site plan and prelimi- <br />nary plat) <br />- Land Development Permit approval (of the construction <br />and engineering drawings) <br />- Building permit issuance <br />- Final PRD plat approval <br />Although the applicant awns and is developing the Copeland's <br />Landing Subdivision (located east of the subject site), this <br />project is separate from the subdivision, and will be reviewed and <br />developed separately. <br />The Planning and Zoning Commission unanimously recommended <br />approval of this application at its July 14, 1988 meeting with the <br />conditions included in the recommendation of the end of this <br />report. <br />28 BOOK 73 rnE 379 <br />RUG <br />Joe <br />
