ANALYSIS: <br />1. Size of Property: 10 acres <br />2. Zoning Classification: RS -3 and RM -3 <br />3. Land Use Designation: LD -1, Low Density Residential (up to 3 <br />units/acre) <br />4. Landscaping and Buffering: A 25' perimeter setback/preserve <br />with existing vegetation is provided along the property <br />boundaries. The applicant may relocate some of the more <br />transplantable trees (e.g. small trees and palms) from the <br />buildable areas (footprints) of the road, lake, and buildings <br />to the perimeter of this property. This heavily landscaped <br />setback area will function as a buffer from the surrounding <br />active agricultural operations and other land uses,. <br />The applicant will provide a landscape plan meeting the <br />criteria of ordinance #84-47 with the preliminary PRD plan. <br />7. Open Space Required: RS -3 = 400 <br />RM -3 = 50% <br />Provided: Overall = 500 <br />8. Utilities: This project is to be served by package water and <br />wastewater treatment plants. The Utilities Department has <br />given conceptual approval to these package plants. <br />The water plant will be located in the northwest corner of <br />the 'project, while the wastewater treatment plant will be <br />located off-site. <br />These package plants will serve this development and the <br />applicant's proposed Copeland's Landing subdivision project <br />located east of the subject site. <br />9. Drainage Plan: A conceptual stormwater plan consisting of a <br />single lake has been approved by Public Works. <br />Littoral zones around the lake, meeting County lake creation <br />standards, will need to be addressed in the preliminary PRD <br />application. <br />10. Traffic Circulation: The project will have paved access from <br />73rd Street only. An interior roadway will connect to 73rd <br />Street and provide for the project's internal circulation. <br />11. Parking Required: 56 spaces <br />Provided: 56 spaces <br />12. Dedications and Improvements: The applicant will dedicate <br />30' of property for 73rd Street right-of-way to bring 73rd <br />Street up to the required 60' of right-of-way width.
