LEASE AGREEMENT <br />THIS LEASE AGREEMENT made and entered into this d <br />day of August, 1988, ("Lease Date") by and between the Parties <br />named in Section 1.0 which Parties in consideration of their <br />mutual covenants herein set forth do hereby agree as herein <br />specified: <br />SECTION 1.0 PARTIES <br />The Parties under this Lease are: <br />1.1 LANDLORD 1.2 TENANT <br />SEBASTIAN SQUARE <br />ASSOCIATES, LTD. <br />herein called "LANDLOR6" <br />whose address is: <br />PO Box 915182 <br />Longwood, Florida 32791 <br />SECTION 2.0 BASIC LEASE PROVISIONS <br />INDIAN RIVER COUNTY <br />herein called "TENANT" <br />whose address is: <br />PO Box 1509 <br />Vero Beach, Florida 32961 <br />The following Provisions are basic to this Lease and are <br />hereinafter sometimes referred to. <br />2.1 SHOPPING CENTER. Sebastian Square ("Shopping Center") <br />constructed or to be constructed by Landlord in the <br />unincorporated area of Sebastian, County of Indian River, State <br />of Florida. <br />2.2 PREMISES (Section 3). That portion of the Shopping <br />Center outlined in red and/or crosshatched on attached and <br />incorporated Exhibit "A" with the following approximate <br />dimensions and area: Width: 42 feet; Depth: 60'feet.(irregular); <br />Area: 2,507 square feet; Store Address: 11610 and 11612, U.S. <br />Highway 1, Sebastian, Florida 32958. <br />2.3 LEASE -TERM, COMMENCEMENT DATE & POSSESSION -DATE <br />(Sections 4 & 5). The term of this Lease ("Term").is three (3) <br />Years which Term starts on the following date("Commenceinent- <br />Date"): October 1; 1988. <br />2.4 MINIMUM ANNUAL RENT (Section 6). $23,816.40 per Lease <br />Year payable in advance Monthly Installments of.$1,984.70 each. <br />2.5 TENANT'S BUSINESS OPERATION (Section 8). North Indian <br />River County branch of the Tax Collector's office which business <br />shall be operated under the name of Tax Collector. <br />2.6 SECURITY DEPOSIT (Section 12).
