Nearing a�L°/%7 REFERENCES: <br />Staff Planner <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of September 6, 1988, <br />DESCRIPTION & CONDITIONS <br />The Sevco Development Corp., acting as agent for the Graves <br />Brothers Company, has requested the rezoning of 16.29± acres of <br />land from CH, Heavy Commercial District to CG, General Commercial <br />District. The subject property is situated near the northwest <br />intersection of C.R. 510, U.S. 1, and Old Dixie Highway. <br />The applicant intends to develop a shopping center on the subject <br />property. <br />On July 28, 1988, the Planning and Zoning Commission voted <br />unanimously to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The site is currently the location of a packing house facility <br />and groves, zoned CH. To the north of the site is a tire store <br />and retail shop zoned CL, Limited Commercial District. To the <br />west of the subject site is the FEC Railroad and additional <br />packing facilities. To the east of the subject parcel across Old <br />Dixie Highway is a gas station/bait shop zoned CH, and across <br />U.S. 1 is vacant land and several commercial buildings zoned CL. <br />South of the subject property is a packing house zoned CH. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property as being <br />within the C.R. 510/U.S. 1 Commercial /Industrial Node. The land <br />east, west, and south also lies within the node. The land north <br />of the subject property is within the MXD, Mixed -Use District (up <br />to 6 units/acre). <br />Transportation Impacts <br />The site has frontage on several roads. To the south is C.R. <br />510, classified as a major arterial on the County Thoroughfare <br />Plan. To the north is Bridge Blvd., classified as a local road. <br />At the southeast corner of the site is Old Dixie Highway, <br />classified as a collector road, and at the northeast corner is <br />69 <br />BOOR 74 pni 69 <br />
