U.S. 1., classified as a major arterial. Currently, C.R. 510, <br />Bridge Blvd., and Old Dixie are operating at a Level of Service <br />(LOS) "A". U.S. 1 is operating at a good level of service. Even <br />though this site could potentially generate/attract a large <br />volume of traffic, the traffic impact analysis for large trip <br />generators/attractors required with site plan approval will <br />enable all new traffic to be properly handled. <br />Environment <br />The Comprehensive Plan does not designate the subject site as <br />environmentally sensitive, nor is it situated in a flood prone <br />area. <br />Utilities <br />Currently, this area is not being serviced by public water and <br />sewer facilities. <br />Conclusion -- <br />The. current zoning is in place specifically to keep the use <br />(packing house) consistent with the code. However, staff feels <br />that due to the sites central location within the north county, <br />and its direct access to both north/south and east/west major <br />arterial roadways, this site best meets the intent of the CG <br />zoning district. The CG zoning district is intended to provide a. <br />location for major commercial activities intended to serve a <br />large geographic location, such as the north county. Further, <br />this location will have little adverse impact on residential uses <br />in the area due to its location adjacent to heavy commercial and <br />industrial zoning. This request is consistent with the <br />Comprehensive Plan policies dealing with development within nodal <br />areas, and with the intent of the CG district. <br />RECOMMENDATION <br />Based on the analysis performed, staff recommends approval. <br />The Chairman asked if anyone wished to be heard. <br />Dean Luethje, Engineer with Carter Associates, came before <br />the Board representing Sevco Development Corp. and advised that <br />he was just present to answer any questions. <br />It was determined,that no one else wished to be heard, and <br />the Chairman thereupon declared the public hearing closed. <br />ON MOTION by Commissioner Eggert, SECONDED by Commis- <br />sioner Bird, the Board unanimously (4-0) adopted <br />Ordinance 88-39 rezoning 16.29+ acres from CH to CG <br />as requested by Sevco Development Corp. <br />70 door 7A p r -in <br />SEP 6 198 <br />
