Nearing REFERENCES: DYE REZONING <br />Staff Planner &4 JEFF2 <br />It is requested that the information presented herein be given <br />formal consideration by the Board of County Commissioners at their <br />regular meeting of September 6, 1988. <br />DESCRIPTION AND LOCATION: <br />Ms. Janice Dye has submitted a request to rezone 5 acres of land <br />from A-1, Agricultural District (up to 1 unit/5 acres) to RFD, <br />Rural Fringe Development District (up to 1 unit/2.5 acres). The <br />subject property is situated on the north side of 73rd Street <br />approximately 900 feet west of 66th Avenue. <br />The applicant intends to develop the property into single family <br />residences. <br />On July 28, 1988, the Planning and Zoning Commission voted <br />unanimously to recommend approval of this request. <br />ALTERNATIVES AND ANALYSIS: <br />In this section, an analysis of the reasonableness of the applica- <br />tion will be presented. The analysis will include a description <br />of the current and future land uses of the site and surrounding <br />areas, potential impacts on the transportation and utility sys- <br />tems, and any significant adverse impacts on environmental quali- <br />ty. <br />Current Land Use Pattern <br />Currently the subject property and all land north, south, and east <br />is vacant and zoned A-1. To the west of the subject property is a <br />grove, also zoned A-1. Approximately 550 feet east of the subject <br />property is a 300 ft. wide strip of RFD zoning which runs parallel <br />to 66th Avenue. This strip was put in place through a County <br />initiated rezoning.
